Facilities Maint Manager

The Facilities Maintenance Manager is responsible for the day-to-day operations of repairs, upkeep, grounds maintenance, and general maintenance of assigned Rumpke facilities. This position will manage approximately six team members. Must have the knowledge to be able to perform and advise skilled carpentry, framing, HVAC, painting, plumbing, drywall, concrete, and all related repairs to facilities.

RESPONSIBILITIES
  • Responsible to maintain 40+ residential rental properties and numerous commercial facilities located within the Cincinnati area.
  • Responsible for the cultivation and care of the grounds and landscaping of assigned Rumpke-owned facilities.
  • Responsible for the snow removal of parking lots, drives, and sidewalks of assigned Rumpke owned facilities.
  • Receive maintenance requests, create maintenance orders, and assign employees to the order.
  • Maintain compliance with state, county and local authorities that pertain to elevators, boilers, sprinkler systems, domestic backflow, and septic system inspections.
  • Maintain or develop a preventive maintenance schedule for facilities.
  • Obtain county and local construction and demolition permits as needed for projects.
  • Responsible for hiring, training, and managing the maintenance team members by providing direction, feedback, training, and performance evaluations.
  • Monitor and approve employees’ hours and vacation requests on a daily/weekly basis.
  • Respond to after-hours emergency calls as needed.
  • Develop and maintain relationships with vendors for the timely repairs of facilities.
  • Negotiate and coordinate contractor and vendor contracts.
  • Maintain warranties, records, licenses, service agreements, and contracts for facility repairs.
  • Create and maintain budgets for the facilities maintenance department.
  • Forecast, create, and maintain capital budgets on assigned commercial facilities and residential rental properties.
  • Inspect facilities to forecast any capital repairs needed.
  • Create, maintain, and process maintenance orders and purchase orders in SAP.
  • Create budget pricing for managers of various departments for facility upgrades and repairs.
  • Coordinate internally with other departments to achieve project completion.
  • Keep track of department’s maintenance orders and track material and labor costs for accuracy.
  • Order materials for department employees as needed to complete maintenance orders.
  • Keep track and facilitate all DOT and Rumpke policies for employees of the department.
  • Coordinate with architects and engineers on projects.
  • Other duties as assigned.


REQUIRED SKILLS/ABILITIES:
  • Ability to perform physical requirements of the job (prolonged physical exertions, including standing, bending, lifting, pushing, pulling, squatting, bending, kneeling, reaching, stretching, climbing, and working in awkward positions and tight areas).
  • Knowledge of carpentry, drywall, concrete, plumbing, maintenance, painting, mechanical, and general building repair.
  • Knowledge to read and implement drawings on a blueprint.
  • SAP experience a plus.
  • Must be able to lift and carry up to 50 pounds.
  • Experience working with various hand tools and equipment.
  • Knowledge and experience with grounds maintenance.
  • Ability to safely perform building maintenance and repairs.
  • Ability to work flexible hours, overtime, weekends and/or holidays.
  • Excellent organizational skills and attention to detail.
  • Good written and verbal communication skills to communicate effectively and professionally with internal and external customers.

EDUCATION AND EXPERIENCE:
  • Minimum 5 years performing building repair and maintenance experience required.
  • Legally eligible to work in the United States.
  • Must be able to satisfactorily complete pre-employment drug test.
  • Must have a valid driver’s license and meet Rumpke driving requirements.
  • Must possess a valid Medical Card or obtain within 30 days of employment.
  • Must be able to read and speak the English language well enough to communicate, understand, and respond to questions, instructions, signs, signals, and safety training.


PHYSICAL WORK ENVIRONMENT:
  • Exposure to noise, heat, dust, and fumes as found in a repair facility.
  • Exposure to extreme weather conditions.
  • Exposure to residential and commercial waste.
